Our General Terms and Conditions

Reservation

• The room reservation is binding. The reservation will be confirmed in writing by Pension Susanna.
• There is no claim to a specific room – we offer the respective free room for long-term rent at the indicated monthly rent.

Personal details

Please bring the following documents with you:

• Valid ID, we will make a copy of the ID for our records and any checks by the residents’ registration office.
• Current debt collection excerpt

Rental prices

• Single room – occupancy 1 person = 850.00 CHF. / month
• Double room – occupancy with 1 person = 950.00 CHF / month
  Double room – occupancy with 2 persons = 1.400,00 CHF / month
• 2-bed room – occupancy with 1 person = 950.00 CHF / month
  2-bed room – occupancy with 2 persons = 1,400.00 CHF / month

Rent payments

• Payment for the stay is made directly to the hostess on arrival, or in advance by bank transfer to our postal account (payment MUST arrive before arrival).
• We accept the first rental payment on arrival in cash in CHF or EURO, or via TWINT – Postfinance-Card or credit card in CHF (plus fees of 3% of the amount).
• Subsequent rental payments should be made in cash, by bank transfer or by TWINT – Postfinance Card or credit card in Switzerland (plus a fee of 3% of the amount).
• The payment deadline for rental payments is the 5th of the month at the latest.
• In exceptional cases (prior clarification and approval by Pension – Susanna) it is possible to pay at least CHF 500.00 immediately upon first occupancy of the room and to pay the remaining amount within 10 days.
  Your identity card will be deposited as security for the remaining payment.
  Alternatively, the monthly rent can be paid by the employer (please submit a signed written confirmation from the employer).

Extension of the stay

• We must be informed immediately if an extension is desired.
• An extension is only possible if the room has not already been rented to someone else.

Notice period

• The notice period for long-term tenants is at least 14 days to the respective expiration date.
• Cancellation must be reported immediately so that Pension – Susanna can release the room for new tenants in good time.

Early departure billing

Single bed room Double bed / 2-bed room

• 1 to 7 days 70.00 CHF. / night 95.00 CHF. / night / 1 person — 135.00 CHF. / night / 2 persons
• 8 to 14 days 60.00 CHF. / night 75.00 CHF. / night / 1 person — 110.00 CHF. / night / 2 persons
• 15 to 21 days 50.00 CHF. / night 60.00 CHF. / night / 1 person — 90.00 CHF. / night / 2 persons
• 22 to 30 days 35.00 CHF. / night 45.00 CHF. / night / 1 person — 75.00 CHF. / night / 2 persons
• If you leave earlier in the first 2 months, the price will be calculated according to the above list.
• In the event of an early departure after the first 2 months, the price will be charged at a daily rate of CHF 35.00 in a single room and CHF 45.00 in a double room per night and person, e.g. CHF 90.00 in a 2-bed room for 2 persons per night.
• The final invoice is to be paid immediately before moving out; rent already paid will be credited.

Rental agreement & final cleaning fee & deposit

• When moving in, a standard tenancy agreement is issued for an indefinite period or a limited period if the rental period is fixed in advance.
• A one-off final cleaning fee of CHF 250.00 is payable together with the rental deposit.
• The rental deposit is 1 month’s rent + the final cleaning fee of CHF 250.00 and is payable on moving in.
  • Single bed room =>850,00 CHF
  • Double room – occupancy with 1 person => 950,00 CHF
    Double room – occupancy with 2 persons => 1’400,00 CHF
  • 2-bed room – occupancy with 1 person => 950,00 CHF
    2-bed room – occupancy with 2 persons => 1’400,00 CHF
• We also accept a rental guarantee from SwissCaution, further information and registration at https://www.swisscaution.ch.
  Apply in advance for a provisional rental guarantee certificate from SwissCaution, which you should present to us before we conclude a rental agreement.
  We will issue you with a rental agreement template for presentation to SwissCaution.
• After the final cleaning by Pension – Susanna, the deposit will be refunded by bank transfer or by personal collection, e.g. the release requested at SwissCaution.
• If the room is not returned in the same condition as when you moved in, the restoration costs will be charged and deducted from the rental deposit.
• When moving in, a key patch for opening the apartment door and room door is handed over. If the key patch is lost or damaged, a fee of CHF 150.00 is due for the replacement and programming of the locks to the new key patch.

Rental period

• The rental period is automatically extended by a further month unless written notice of termination is given.

Responsibility of the long-term tenant

• It is the responsibility of the long-term tenant to clean his room and keep it clean, cleaning cloths can be found in the room.
  Further cleaning utensils can be found in the closet in the hallway – right door.
• The long-term tenant is also responsible for keeping the WC / shower on the first floor clean – bear in mind that there may be another long-term tenant who uses this area and has the right to a clean area.
  In particular, we attach great importance to the sink and tap being cleaned and wiped dry after use, the existing glasses at the sink are cleaned regularly – cleaning materials are available.
• The toilet should also be permanently clean, toilet rim and toilet lid, toilet lid should be folded down after use.
• This also applies to the shower area incl. mixer tap.
• Additional cleaning utensils can be provided at any time on request.
• There is a vacuum cleaner on the floor and a wet cleaning system in the guest WC for cleaning the room and WC / shower (water for cleaning can be taken from the kitchen).
• DO NOT store frozen food in the refrigerator.
• Ventilate the room daily for at least 15 minutes (to prevent mold growth).
• Regularly clean the refrigerator and microwave with a damp cloth.
• The fresh bed linen provided by us for making up the beds is done by the long-term tenant himself, as is the removal of the used bed linen for washing.

Washing of personal laundry and work clothes

• Laundry of long-term tenants is washed by us on a voluntary basis every 14 days (calculated from the day of moving in at Pension – Susanna) – maximum 1 wash cycle bsw. 1 machine.
• There is no entitlement to our washing service at any time.
  The Wohnheim Sonnenburg – Amriswilerstrasse 32 in Weinfelden offers a washing service for a fee, the laundry must be handed in there and collected a few days later
  Price per small washing machine ( 7 kg ) = 10.00 CHF.
  Price per large washing machine (10 kg) = 13.00 CHF
  Tumbling (drying) of laundry per ½ hour = 5.00 CHF
  There are various self-service laundrettes in Constance.
• On request, personal items such as work clothes can be washed in between, this will then be charged at CHF 15.00 / washing machine incl. tumble dryer (drying) and is payable immediately.
• Please check your personal laundry and work clothes for any items in your pockets and remove them beforehand.
• Turn garments right side out, close zippers, place socks individually in the washing tub.
• Please leave the laundry bucket at the bottom of the stairs from Friday evening, Saturday morning at the latest by 10:00 a.m. We also leave finished laundry there for you to take up to your room – washing is always done over the weekend.

Waste disposal

• Please use only the chargeable refuse bags for waste disposal (CHF 2.00 per 35 liter bag – available from us or buy a whole roll of 10 bags directly from Volg / Migros).
• The full bags can be disposed of in the marked waste containers at the garage entrance.
• You can dispose of PET bottles, drinks cans and glass at most grocery stores such as Migros, Coop, Aldi, Lidl and Volg.

Arrival time

• Check-in is from 17:00 to 20:00, other times please contact us.

Non-appearance

• If the guest does not show up within two hours of the agreed time without reporting a later arrival time, the guest loses the right to an overnight stay.
• In the event of a no-show, the guest shall pay a lump sum of CHF 100.00 for the expenses incurred (blocking the room in advance for at least 30 days, any lost rental income during this period, administrative expenses).

General house rules

• Kitchen, living room, bathroom on the 1st floor etc. are not available to guests.
• Dishes in the room may be washed in the kitchen (until 19:30) – please keep the sink area clean.
• Cooking with appliances you have brought with you (hob, gas stove, camping stove, AirFryer, hot air fryer, etc.) is not permitted in the rooms. ) is not permitted in the rooms – a microwave with convection and grill function is available – a violation of this rule will automatically result in termination of the rental contract without notice and without reimbursement of the rental costs.
• Noise must be kept to a minimum during the night-time quiet period from 10 p.m. to 7 a.m.
• Smoking is prohibited throughout the house (this includes all forms of smoking – tobacco heaters, e-cigarettes etc.). Smoking with an open window in the room is also prohibited – a violation of the smoking ban will automatically result in termination of the booking without notice and without refund of the rental costs.
• Smoking is permitted in front of the house entrance from 07:30 to 22:00, an ashtray is provided for each tenant.
  The seating area should be kept clean by the smokers.
• When leaving the house, the front door must be double-locked with the key patch.
• Also lock the front door twice when entering the house by turning the key knob.
• Make sure you lock the front door as quietly as possible so as not to disturb other guests. The same applies to the room door.
• Please store a maximum of 2 pairs of shoes in the shoe rack in the hallway, additional shoes can be stored in the room.
• Pets of any kind are not permitted.

Room inventory

• Crockery and cutlery are available in the room and should be cleaned after use, as washing up can be done in the kitchen.
• Please leave the sink and the shelf clean after washing up in the kitchen.
• If you bring your own electrical appliances and socket strips, you may need a plug adapter – you can buy these at Migros, or we can lend you a plug adapter as a transition.

Departure for the weekend or vacation outside Switzerland

• Please let us know when you are going away for the weekend or on vacation, and let us know your return date.
• Please hand in the key patch before you leave, we will put it in the key box on your return date and give you the opening code.

Check out

• On the day of departure, the room must be vacated between 07:00 and 10:00 at the latest (other times are possible by prior arrangement).
• If guests stay in the room longer than 12:00 noon on the day of check-out, the room rate per person is due.
• Return of the house key when leaving the room on the day of departure.
• The room is to be handed over in the same condition as when you moved in, with clean dishes, clean refrigerator and microwave.
• It is possible to store your luggage until the evening of the day of departure.

Cancellation

• Definitely booked reservations will be charged unless they are canceled 72 hours in advance.
• In case of no-show, the first month’s rent will be charged – payable immediately upon receipt of the invoice.

Services of Pension – Susanna

• We provide fresh bed linen and a set of towels at regular intervals.
• At this time, please also have the towel set ready for washing.
• We provide cleaning materials for the room and WC / shower on request.
• All furniture and furnishings in the room.
• Free Wlan / WIFI.
• TV with Swisscom program.
• Microwave with grill function.
• Low-noise 45 liter refrigerator.
• Tableware.

Defects, liability, damage, visitors

• Complaints must be reported to Pension Susanna immediately.
• Pension Susanna is not liable for lost valuables.
• Any damage caused must be reported to us immediately and paid directly to us.
• Visitors can only be received by prior arrangement with Pension – Susanna.

Safety note

• In the public areas of the house there is a camera surveillance system, which serves the security of the house and the guests:
  – Living room area & hallway & staircase corridor 1st floor

Compulsory liability insurance

• As a long-term tenant you need a liability insurance which is also valid in Switzerland, please present a copy of your liability insurance when moving in which is also valid in Switzerland.
• If your liability insurance is not valid in Switzerland, we will take out compulsory liability insurance with a minimum term of 4 months (Mobiliar insurance regulations).
• This insurance currently costs CHF 15.00 per month with a deductible of CHF 300.00 which covers the damage costs in the event of a claim by the tenant during the rental period.
• This insurance can be terminated at the end of the tenancy or retained if desired.
• The minimum term of liability insurance of 4 months in the amount of CHF 60.00 will be charged with the first month’s rent.
• From the 5th month the monthly costs of 15.00 CHF will be charged in addition to the rent.

Registration with the municipality of Weinfelden

• Registration with the residents’ registration office requires our consent.

• If a registration with the residents’ registration office has taken place and the tenant terminates the tenancy, the tenant must submit the deregistration from the residents’ registration office to us.

Applicable law and place of jurisdiction

Swiss law shall apply. The place of jurisdiction is Weinfelden.
